What to Expect From Your Residential Inspection

  • Exterior:

    • Roof inspection - shingles/roof coverings, flashing, gutters, roof ventilation, roof penetrations, chimney, skylights

    • Exterior wall inspection - siding, wood trim, flashing, doors, windows, lot drainage, decks, porches, patios, driveway

  • Structural:

    • Foundation inspection - basement or crawlspace foundation walls, foundation drainage, basement water intrusion, sump pumps

    • wood framing inspection - wood framed walls, floor framing, ceiling and roof framing

    • masonry wall inspection - exterior cladding, wall condition, wall drainage efficacy

  • Heating and Cooling:

    • Central air heating and cooling systems - heating equipment, cooling equipment, controls, efficiency, operation, ducting, flues, vents, natural gas safety

    • Unit heating - controls, condition, type, natural gas safety

  • Electrical:

    • Service entrance cables and equipment, electrical panels, wiring type and wire size adequacy, grounding, outlets, electrical safety devices, smoke and carbon monoxide detectors

  • Plumbing:

    • Fixtures, water supply piping, water pressure, water heater, water metering, drain/waste/vent systems, gas supply piping, water service shutoff, gas service shutoff

  • Appliances:

    • Dishwasher, garbage disposal, range hood, range/oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances
